As listing agents we hear these complaints at every listing presentation.  From the sellers perspective they are realistic complaints.  But from a realtor’s view there are reasons for each of the above comments.  Being a listing agent is a very stressful job.  You have to explain tactfully to the sellers why there house has not sold and it can be a touchy situation.

Every listing agency in the area does the same things.  We put your house on the Multiple Listing Service, put a sign in your yard, put you in the monthly home guide and we wait for the phone to ring.  We CANNOT make someone come in your house and/or make an offer.  It is up to you the seller to get your house clean, clutter free and ready to show.  AND the most important thing, you must listen to your agent as far as pricing.  If your house is over-priced IT WILL NOT SELL!!  It’s that simple.  There are too many houses on the market for buyers to pick from. 

This is how it works.  An agent is on floor call and receives an inquiry about one of her agencies listings.  She tells the potential buyer about the property.  She will also do a search throughout the MLS of properties that match the same criteria that other companies may have listed.  If this agent has shown your overpriced property several times and receives the same reaction from the potential buyer, “this house is way over priced”, that agent will not show the house to the potential buyer because showing property is not an easy job.  It takes time (nights, week-ends), gas, dealing with the cold, heat, ice, snow, rain, dogs that need to be let out, cats that cannot be let out, keys that don’t work, wrong directions and the list goes on and on. 

Here is another example.  House 2 Home listed a house at $225,000.  This was $50,000 to high.  The home was an estate of the children’s father.  They were raised in this house and have many memories.  To them it’s a special place, to the buyer it’s a house and a business deal.  The sellers agreed, with much coercing to drop the price to $209,000; 199,000; 189,000; to finally $174,900, which was more in the ball park.  The contract expired and they listed with another local agency for $169,900.  The house sold in a week from another agency NOT the new list agency.  The sellers then paid 6 percent, 3% on the list and 3% on the sale.  If we could have started at the $169,900 the house would have sold through House 2 Home and they would have saved thousands in commission as well as taxes, interest and the other monthly expenses.

Pricing your home correctly is VERY important!!!


The most important step in selling your property is to establish the correct sales price for your home. 



 Go to a real estate office and pick up a homes guide. Look at the houses that are currently on the market. Find houses that match your house as close as possible and determine your asking price based on these homes. Also, find the actual selling price of similar homes that have recently sold in your area. This information is available for public viewing at your local county courthouse. Now that you have an idea of value, hire a real estate appraiser. The cost of a third party professional opinion is money well spent, as it is an accurate assessment of the market value of your home and excludes the emotion and wishful thinking of the homeseller. Also, the appraisal can be a valuable marketing tool when buyers begin to question the sales price on the home. Buyers are aware; they’ve been looking at other homes and generally know what a property is worth. Buyers will not make an offer on an overpriced home. An appraisal takes the guesswork out of it for everyone.


Overpricing means you will spend time, money and effort and get nothing for it... except discouraged. It’s a given that your home will sit there, unsold, all because you didn’t establish a fair market price. Don’t forget that selling your own home gives you a tremendous pricing advantage. One of the signs you have overpriced is if you do not receive many calls for showings. You could very easily lose a buyer to someone else if you are overpriced. You will have to make the painful decision after your house fails to get an offer within a reasonable amount of time to lower your asking price by a much larger amount than necessary if you had priced in correctly in the beginning.


Try to take the emotion out of it.  It’s your home and you have taken care of it, possibly for many years, but to a potential buyer it’s not their pride and joy; it’s yours.  You must treat this like a business transaction.  If you price your property correctly, you will get calls and showings which will ultimately lead to an offer and a sold sign!!
